How can you tell if you are working with a professional Realtor to help sell your home? What standard of service should you expect? It seems everyone can share a bad experience they or a friend has had working with a real estate agent. What signs should you look for before hiring a Real Estate Adirondack agent to represent you and the sale of your home?

The first step in choosing the RIGHT realtor is to ask your friends, neighbors, acquaintances and business associates for recommendations. Ask them why they liked the realtor, what kind of service he/she provided, and would they use him/her again? Do not consider recommendations of their relatives -- it is doubtful that you are getting an accurate perspective on the realtor.

Service Level Expectations- The Realtor you consider hiring should first explain your rights as a home seller. A truly professional Realtor will first explain to you that before discussing the sale of your property, you should not reveal any confidential information that could impact future negotiations. It is important that you wholly understand how to protect your most valuable asset during the first phone call or personal meeting with a Realtor so that if you choose not to hire them; you do not compromise future negotiating with any potential buyers that very same Realtor may represent!

By now, you should have a good list of potential realtors. It is time to check them out. Attend at least one open house for each realtor you are considering. Observe them in action and judge their expertise. Are they professional -- or do they come across as a "used car salesman"? How familiar is the realtor with the property he/she is selling? After you leave, make detailed notes of your observations and how you felt about the realtor.

They search in places like Craigslist, eBay, Yahoo Real Estate, Google, Zillow, Trulia as well as online newspaper websites such as the Sarasota Herald Tribune, New York Times, and the Boston Globe. Make sure your realtor intends to list you in as many (if not all) of these places.

The Realtor you consider hiring should commit to keeping up to date on all current inventory in your market and provide updated market analysis at least every 30 days while your property is for sale. It is imperative that you are informed about trends and changes in your market as they are happening so that your pricing strategy is in line with market trends.

The Realtor you consider hiring should explain to you the National Association of Realtors Code of Ethics and how they will work to represent you with credibility, integrity and fair practices by all local, state and federal laws.

Which Realtors compared apples to apples, and which compared apples to oranges? For buyers, your buying potential (what you can afford to pay for a new home) should be in the same range for all three realtors. If a realtor is much higher or lower than the others, note this. You may even call him/her to inquire about the difference and how they arrived at the amount?
