Realtors or real estate brokers are the persons who will act as an intermediary between sellers and buyers of the real properties. It is also their responsibility to find for sellers and buyers who are wishing to sell and buy properties. The agent is simply a person who entered into a relationship with a client.

When the applicants are being licensed already as agents, they are going to obtain the salespersons license. So in obtaining this license, they will need to take a specific course work, typically from 40 up to 120 hours. They also need to pass an exam concerning on the laws and the practices. There are some cases where in they will only be allowed to take a state law exam.

After the experiences in sales for several years, the salesperson already have the right to decide whether to acquire the license as broker. Brokers have the advantages to own, manage, and operate their own brokerage. Some of the states are allowing college graduates to get the licensed without some experiences but should have completed the courses required.

In some countries, attorneys with licenses are allowed to become brokers if they can pass the examination. After obtaining the brokers license, agents still need to be working with brokers with a similar capacity just like before. A branch office manager may not have a license.

When contracts are signed, containing the information of a seller selling a property, a brokerage earns a commission by searching for a buyer of a property. Prices may be high but this needs an agreement with a seller. The laws in many places will require an agent to forward the offers into the seller for any reviews and considerations.

Other brokerages represent buyers only. This is referred as the exclusive buyer agent. An advantage when this is used is to avoid any conflicts with then buyer and the seller.
