Retail space within the tower will take up to 28,000 meters square or 300, 000 square feet. The design also incorporates 166 residential condos. Residents of the building and tenants will also enjoy an adjacent park as part of the entire package.
The initial phase of construction was abandoned after investors ran out of money. Since the project had began, it left massive and gaping holes where the former store stood. Filenes was constructed in the 1950-70s with a different design. The delays caused administrators at Boston to suspend the permit for construction.
Millennium Partners took over the project in 2012 and got the approval to construct two buildings. They will have a combined space of 1.2 million square feet. The design still provided for commercial and residential space. The entry of these partners has revived hopes that the building will be completed and occupied.
One tenant who changed the fortunes of the building was Arnold Worldwide. The firm agreed to lease a large section and signed a contract in 2013 April 13. This gave life to the project and paved way for the ground breaking ceremony that followed on 17th September 2013. The ceremony was graced by Menino M Thomas, the former mayor of the city.
26th April 2014 saw the area break the city record for the largest concrete pour. Six hundred cubic meters of concrete were poured by six hundred lorries. This marked the initial steps in constructing the slab to hold the tower. Roche Brothers groceries have also signed up for space.
Upon completion, it will become one of the three tallest residential complexes in this area. The condos will range from one to three bedrooms to cater for a diverse clientele that has shown interest. The address for the building is listed as 426 Washington Street, but the lobby opens to Franklin Street.
