If you are a property owner, chances are you have had the experience of both good and bad tenants. To ensure that you get the best renter's available to rent your properties, you often need to do a little digging. This is why it is necessary for a tenant credit and background check.

When you only have a potential tenant fill out an application and provide verification of income, often this is not enough to determine if they will be a good renter. You need to perform a credit check into their financial history to see how they pay their bills and debts and to determine if they have problems with their credit history. This will give you some idea if you should rent to the person or not.

While they may have the money to pay the rent, you want information on not only their ability to pay but do they pay their bills on time or do they pay them at all. Are there prior evictions on their credit report, or do they have any bankruptcies or repossessions on their record? This information will give you some idea of whether or not your potential renter is financially responsible and will pay their rent on time every time.

If the potential renter has a negative credit history, then this will send up red flags to you on whether or not you trust renting to them. Some situations are beyond a tenant's control and not every credit history is an accurate reflection of a person's character or integrity. You must make the final decision based on certain criteria and factors you consider important to you.

Background checks are also important indications of a person's character and moral makeup. If a potential tenant has had legal issues in their past or their present such as criminal history or any arrests, or convictions of crimes they have been involved in, this will alert you and help you to make an informed choice about whether you want them as a tenant.

If they have not had any legal troubles or have a clear background this will give you some basis as to their character and general makeup as a person. It does not mean, however, that there is not a potential for a problem to occur, it just tells you whether the person has had trouble in their past with the law or not.

Renting is a business and should be treated as such. There are always risks involved in doing business with the public. You cannot know a person inside and out and must often take chances on them and hope for the best. But by doing your due diligence beforehand, this increases the likelihood that you will find good tenants to rent to that will not be too much of a problem and take care of your rental property the way that it should be.
